Darin brings 27 years of military leadership, serving at the most senior levels, to Blue Nest Capital. Decades of building teams and organizations in conditions that demand precision and trust taught him that the most durable institutions are held together not by obligation, but by shared conviction. He leads BNC's investor relationships and strategic partnerships with the same patient, trust-building approach that defined his military career.

Frances has spent a career where capital and human consequence meet - almost two decades in international banking and law, across three continents. She has a seasoned background in securities and investments, having worked with large institutions across global markets. She is a perceptive, thoughtful and innovative leader with an aim to shape opportunities that combine people, profit and purpose.
We acquire undervalued, mid-size workforce apartment communities in high-growth Sunbelt markets — primarily Dallas and Atlanta — where population growth, employment diversification, and housing demand create strong, long-term fundamentals.
Our target profile: conservatively underwritten, acquired below replacement cost, and financed with fixed-rate agency debt. We hold for 5–7 years, improving operations and property condition to drive value — then return capital to investors at disposition.
Every deal is stress-tested against downside scenarios before we proceed. We underwrite to reality, not optimism — because hope is not a strategy.
